Purchaser’s solicitors will be required to contact us to confirm the seller’s statement of account is paid and up-to-date. This is essential.
All sellers are required to ensure the property service charges are paid in full for the current financial year. We will provide confirmation of payments to the buyer’s solicitors and will not agree to a transfer if the property is in arrears. This issue has to be resolved prior to registration with the Land Registry.
We do not issue refunds. All management fee payments and/or credits due at the time of the property transfer are to be carried out as part of the conveyancing process.
Please Note: Purchasers are required to enter a Deed of Covenant – this is to be completed by the purchaser’s solicitor and a copy sent to Valley Park (Dovercourt) Management Company Limited.
In order to ensure that the burden passes on the transfer of title, the transfer requires the incoming transferee to enter into a fresh Deed of Covenant with the original covenantee, and to ensure this happens, a restriction in the following terms should be entered onto the title, preventing the registration of the transfer until that Deed of Covenant was completed:
“No disposition of the registered estate by the proprietor of the registered estate or by the proprietor of any registered charge is to be registered without a certificate signed by the Applicant for registration or his Conveyancer that the provisions of paragraphs 13.7.5 or 13.7.6 of the Transfer dated …………….. referred to in the Charges Register have been complied with”.

An admin fee of £25.00 to cover all costs is charged for all property transfers.
